SUMMARY:  This position has the primary responsibility of overseeing and maintaining all mechanical systems at the Grand Lodge on Peak 7, including all aspects of preventative maintenance.  Additionally, this position provides professional and expert guidance for the inventory of mechanical parts and supplies, and provides provide guidance, support, ongoing training and skill development to the Engineering Technicians. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:  Including but not limited to: 

      *Maintain all mechanical equipment relating to the boilers, common areas, grounds, HVAC, pools, hot tubs, snow melt and units.

      *Perform all duties of an Engineering Tech II.

      *Train the Engineering Technicians on all facets of the property's mechanical systems as well as all electrical and plumbing elements, and continually develop their skills; provide guidance and support to the Engineering Technicians.  Conduct training in a manner that drives results and ensures consistent knowledge and performance.

      *Provide necessary information and assist in setting up a preventative maintenance schedule, using the Company software.

      *Ensure all preventative maintenance is completed on all mechanical equipment.

      *Establish a system for mechanical inventory to ensure proper stock of inventory is maintained and well organized.

      *Provide the Engineering Managers with information relating to the condition of big ticket items in need of purchase, repair or replacement. 

      *Offer professional knowledge and expertise, to the Engineering Managers, when ordering necessary parts for the mechanical systems.

      *Acquire and maintain certifications deemed necessary, by the Resort General Manager and Engineering Manager, in order to operate and maintain mechanical equipment relating to the boilers, common areas, grounds, HVAC, pools, hot tubs, snow melt and units.

      *Keep shop, all storage areas and closets clean and organized.

      *Coordinate the removal of trash and recycling as needed.

      *Provide input to the Engineering Managers regarding all mechanical issues. 

      *Work closely with department managers, fostering open communications and collaboration; foster strong cross department communication and synergy.

      *Be a first responder to all fire alarm incidents, fire alarm notifications and building evacuations. 

      *Assist Engineering Manager and Assistant Manager with other tasks as needed.

      *Wear personal protective equipment (PPE) and ensure staff does too, following OSHA guidelines, for specific job tasks which require safety protection as outlined by the Engineering Leadership Team.

      *Uphold and ensure staff upholds Hospitality Standards, Company Core Standards and Department Core Standards and observe Company policies and procedures.

      *Be the "End of the Line" and resolve every situation inherited, not passing it along, whenever possible.

      *Follow up on any situation that is not fully resolved at the time of the initial request.

      *Strive to close the loop (alleviate or eliminate issues) on any situations that cannot be fully resolved.

      *Respond promptly to all email and voicemail correspondence. 

      *Maintain a positive working relationship with all contacts, always being helpful and courteous. 

      *Wear proper uniform and name badge and adhere to Company appearance standards at all times.

      *Attend, support, develop and/or conduct company training sessions and department meetings; attend outside training sessions as needed.

MARGINAL DUTIES:  Functions that are not considered essential to the job: 

      *Perform other duties as assigned.

      *Follow Company guidelines for environmental sustainability practices (recycling, composting and conserving resources) and participate in the Company's sustainability initiatives.

      *Participate in Emergency Response plan as emergency evacuation, wild land fire, safety and business continuity plans dictate.

      *Operate mechanical machines such as Utility Task Vehicles (UTV's) and/or forklift, safely and as needed.

EDUCATION / EXPERIENCE:  A two-year degree from a Technical School; or four years related experience and/or training or combination of education and experience.  Preferred two years experience working with boilers, electrical systems, hydronic systems, HVAC/R (make up air units - energy recovery units - evaporation cooling units), low voltage controls, plumbing (brazing and soldering), residential appliances and VFD's (Variable Frequency Drives).  Preferred two years previous experience training junior team members.

COMPUTER EXPERIENCE:  Ability to operate office equipment (calculator, copier, fax, phone and scanner).  Knowledge of Microsoft Office programs (Outlook, Word, Excel, PowerPoint) with minimum of one-year use of these programs.  Must have knowledge of the internet and be able to navigate it.  Ability to type by touch, operate a personal computer and accurately record time worked, in the correct department, using the Company time keeping system.  Ability to utilize appropriate programs using a mobile device. 

CERTIFICATIONS / LICENSES: 

      *Must possess a valid US driver license and an acceptable driving record. 

      *EPA 608 Universal Certification

LANGUAGE ABILITY:  Ability to speak, read, write and interpret in English.  Ability to read and interpret business correspondence, procedures, operating and maintenance instructions and safety rules and regulations.  Ability to write business correspondence and procedures.  Ability to speak effectively and present information to guests, owners, management, other employees of the organization and outside vendors.

MATHEMATICAL SKILLS:  Ability to add, subtract, multiply and divide in all units of measure using whole numbers, common fractions and decimals.  Ability to make accurate calculations relating to area, circumference, dimensions, distance, percentage, proportions, volume and weight.  Ability to apply concepts of basic algebra and geometry.  Ability to read and interpret bar graphs.

REASONING ABILITY:  Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.  Ability to define problems, collect data, establish facts and draw valid conclusions.
